process follows the RIBA stages
Our Design and Build process
We follow a clear, step-by-step process based on RIBA stages to make sure everything runs smoothly and efficiently during your workspace design and build.
Brief and concept phase
It all starts here! Our office design specialists dive deep into your business to understand your values, how you work, and what your ideal space looks like.
Stage 0 – Strategic definition: We define your project’s scope and goals to get everyone on the same page.
Stage 1 – Preparation and brief: Through audits, workshops, and interviews with your team, we create a ‘foundation document’ that outlines the needs of your people and your business objectives. From this, we craft a brief for your dream workplace.
Stage 2 – Concept design: We refine the details and finalise the design concept, working with suppliers to ensure there are no compromises when it comes to quality and ensuring budgets are aligned.
Detailed design phase
Once you’re happy with the concept, we’ll move on to creating a more comprehensive design scheme.
Stage 3 – Spatial coordination: We’ll come back with more detailed plans and visuals so you can see exactly how your new space will look. We’ll also give rough estimates for costs and timelines.
Stage 4 – Technical design: Here, we focus on the technical details to ensure everything meets health and safety regulations and building requirements.
Construction phase
A further fully detailed programme, cost plan, specification, and drawings will follow for your approval. Then, it’s time to build!
Stage 5 – Manufacturing and construction: Our contracts management team keeps a close eye on everything so your project stays on track. We’ll keep you informed with regular site meetings and progress reports. Plus, our ‘zero-snagging’ initiative ensures we hit the finish line on time, without surprises, exceeding your expectations in the process.
Stage 6 – Handover: Once construction is done, we hand over the site, and it’s all yours!
